Even with recent Fed rate cuts, mortgage rates haven’t moved much — because those cuts were already priced into the market. And with low housing supply and homeowners locked into ultra-low pandemic rates, there’s no pressure pushing rates sharply lower.![]()

The takeaway: Waiting for rates to “come way down” could mean waiting a long time. Instead, smart buyers are focusing on negotiating price, seller concessions, temporary buydowns, and refinancing later when opportunities arise.
