According to new research from Zillow, the average U.S. household with a median income of about $86,300 can now afford a $331,483 home. That’s $30,302 more buying power than just one year ago. Why the improvement? Mortgage rates have eased slightly compared to last year. Even small rate changes can make a big difference.![]()

Even a 0.5% drop in rates can save a typical homeowner about $1,000 per year. And if rates drop 1%, it could allow 5.5 million more households to afford a home — including 1.6 million potential first-time buyers. But affordability is still tight. The median price of a single-family home is about $400,300, which means many buyers still need around $94,000 in income to comfortably afford the typical home.![]()

So while affordability is improving, housing supply is still limited. And as more buyers enter the market this spring, prices could continue rising if inventory doesn’t increase.![]()
