1️⃣ 3% Rates Were an Anomaly — Not the Norm. The 2.5%–3.5% rates from 2020–2021 were driven by emergency pandemic policies. Historically, mortgage rates are much closer to where we are right now. In fact, over the past several decades, rates have often been higher than today. Betting on 3% returning soon? That’s unlikely.![]()

2️⃣ Rates Have Already Improved Significantly. In early 2025, 30-year rates were just over 7%. Now we’re in the high 5s. That’s a meaningful improvement — and it changes affordability more than most people realize. You don’t need 3% to make the math work.![]()

3️⃣ Waiting Could Cost You More. If rates continue easing this spring, more buyers will jump back in. More buyers = more competition.![]()
More competition = upward pressure on home prices. So even if rates dip slightly, you could end up paying more for the house itself.![]()

Bottom Line: Could we see 3% again someday? Maybe — but not in the foreseeable future. The real question isn’t “Will we hit 3%?” It’s “Do today’s numbers make sense for you?” And remember — if rates drop later, you can refinance. There are no prepayment penalties on FHA or Conventional loans.![]()
